KNOW BEFORE YOU COMMIT

Own funds or a mortgage?

Compare the money you commit, the costs you take on and the conditions that must be met. Neither route is automatically the better choice.

What “cash purchase” means

Here, buying with cash means using available own funds without a new purchase mortgage. It does not mean paying in banknotes. Confirm where the money is held, when it can be released, in which currency it will arrive and what evidence the bank and notary require. Money tied up in another property or an unfinished sale may not be available when completion is due.

Compare liquidity, not just interest

Using own funds avoids interest and establishment costs for a new purchase loan, but puts more of your money into the property. A mortgage can preserve cash while adding repayments, lending costs and conditions. Compare what remains after purchase costs, repairs and a sensible reserve. Ask yourself how either route would handle an unexpected repair, lower income or delayed rental income; do not assume the property can be sold quickly.

Ask for the complete mortgage offer

Compare the interest period and later repricing, repayment structure, currency, fees, required insurance and early repayment terms. Ask which property value the bank uses and how much own contribution is required for both price and costs. A campaign headline or calculator does not establish your eligibility. Obtain an offer for your actual circumstances and understand which conditions remain before money can be released.

Both routes require documented funds

Ask the notary and bank for their identity, authority and source-of-funds checklist. Depending on the source, evidence may include savings history, sale proceeds, an inheritance, a gift or a loan and the payment trail. Supply private documents directly through their agreed secure channel. Buying without a mortgage does not remove title checks, a technical inspection or the need to investigate occupation and permitted use.

Match the money to the timetable

Map each payment date, security requirement and transfer instruction. Include currency conversion, bank processing and compliance checks in the planning. At auction, a general loan indication is particularly inadequate: ask whether the required guarantee and cleared funds can be delivered on the exact dates. Verify the notary’s payment instructions independently before transferring, whatever funding route you choose.
